Future Vision

Mosida Orchards

A new view of Utah County. Our long-range vision for the west side of Utah Lake, along the foothills of Lake Mountain: a master-planned community, decades in the making.

The Long View

The last open shoreline in a growing county

Utah County is one of the fastest-growing regions in America, and someday that growth will reach the west side of Utah Lake. When it does, we intend for it to be done right. That's what Mosida Orchards is: a plan for the next chapter, prepared well before it starts.

The Location

West shore of Utah Lake at the foothills of Lake Mountain: lake and mountain views, open skies, and a direct line to the county's growth corridor.

The Master Plan

A long-range vision of well-planned homes, offices, and commercial centers, developed thoughtfully in phases rather than sprawl.

The Timeline

A generational project in its early chapters. Land assembly and planning come first; the community follows when the time is right.

Behind the Project

Developed by people who've done this before

Mosida Orchards is developed by Utah Armadillo, LLC, a partnership between Gardner & Associates (David K. Gardner) and Harward Real Estate and Development (Terry C. Harward). In plain terms: this is a Harward project, planned by the same partnership that brings more than 60 years of combined experience and a long list of Utah County developments to the table.

The same patience that built River Woods and Arrowhead Park guides Mosida: assemble the ground, plan it well, and build when the time is right.

Watch this space

Mosida Orchards will take shape over years, not months. As the plan progresses we'll share it here. Until then, our active work is at The Villages at Arrowhead Park.
