Space for Utah County business
We don't just broker commercial real estate. We develop, own, and manage it: office and flex space, a downtown restaurant building, and a track record of business and industrial parks across the county.
Commercial projects we've developed
Some we still own and manage. Others we developed, leased up, and sold. Contact us for vacancies, rates, and floor plans in the properties we manage.

We built it, and we never left.
820 North Business Park is Harward from the ground up. We developed and built the park, we still own a large share of its units, and we manage every one we own. The rest belong to individual investors who bought into the park over the years. The suites are office and office/warehouse flex space in the heart of Provo, minutes from BYU, built for businesses that need a front door, a workshop, or both.

The Freedom 500 Building
Our brick multi-tenant building at the corner of Freedom Blvd and 500 North in Provo is home to five tenants: healthcare and therapy practices, a thrift shop, and community organizations.
That mix is by design. A corner building with steady traffic and flexible suites serves a clinic and a thrift shop equally well. One suite is open right now, so if your business wants a busy Provo corner, let's talk.

Home of CHOM Burger
Our downtown Provo restaurant property at 45 W 300 N is home to CHOM Burger, one of Utah Valley's favorite burger joints, serving burgers, fries, salads, and shakes under its landmark marquee sign.
This building isn't available (CHOM isn't going anywhere), but it shows what we look for: well-located buildings, held long-term, with tenants who become part of the neighborhood. If your business needs a home like that, let's talk.

Tenant Spotlight
Home of Border & Square
Our renovated brick building at 125 W 500 S in downtown Provo is home to Border & Square, a custom framing studio and gallery where fine wood frames are milled in-house and local artists get wall space.
The building has a knack for attracting Provo makers. Freshly Picked and Thread Wallets both called it home as those brands grew up, and today it belongs to Border & Square. Character buildings keep finding the right tenants.

Home of Thrifthood
Our warehouse at 160 S 100 W in downtown Provo is home to Thrifthood, the curated thrift shop where Provo hunts for vintage finds, streetwear, and sneakers.
A simple white warehouse became one of downtown's most distinctive shops. That's the pattern we bet on: character buildings, held long-term, matched with tenants who bring people through the door.

- Converted warehouse in downtown Provo
- Fully leased to Thrifthood
