Developers, brokers & owners since 1996
Founded by Terry Harward in Provo, Harward Real Estate has grown from a local brokerage into a development company and commercial property owner, without ever leaving the county we call home.
Three decades, one county
Terry Harward has been developing and selling Utah County real estate for more than 30 years. What started as a brokerage in 1996 became something bigger: a company that plans communities, builds business parks, and holds commercial property for the long term.
Alongside longtime development partner David K. Gardner, that work includes River Woods Research & Business Park, the Westgate planned community, and multiple condominium communities. Today that legacy continues at The Villages at Arrowhead Park in Payson, with the future vision of Mosida Orchards waiting on the west side of Utah Lake.
The firm is still family-led and still headquartered in Provo. What's changed is the scale: master-planned communities measured in hundreds of homes, and a commercial portfolio we own and manage ourselves.

Adam Harward
Adam Harward has worked in Utah County real estate since 2005. That's more than two decades spanning residential sales, land and investment transactions, commercial leasing, and the development projects that carry the Harward name. As broker for Harward Real Estate, he leads the firm's brokerage and oversees sales across its portfolio, including The Villages at Arrowhead Park and Mosida Orchards.
Coming up in the family business means Adam learned real estate from the dirt up: walking ground with developers, sitting across the table from buyers and sellers, and watching projects go from plat map to move-in day. That background shapes how he works: straight answers, honest numbers, and advice grounded in what a property is really worth.

Terry Harward
Terry Harward founded Harward Real Estate in 1996, but his career in Utah County real estate reaches back more than three decades. A developer and broker by trade, he has taken projects across the county from raw ground to finished communities: business parks, condominiums, and master-planned neighborhoods.
With longtime development partner David K. Gardner, Terry's portfolio includes River Woods Research & Business Park, the Westgate planned community, Gables at Grandview, Brookside Industrial Park, and a string of condominium communities across Provo. His long-range focus is Mosida Orchards, the master-planned vision for the west side of Utah Lake, and the most ambitious project of his career.

What we believe
Build for decades, not deals
We develop and hold property in our own backyard. Every project carries our name in a community where we live, so we build like it.
Straight answers
Real estate is full of noise. We give clients the honest read on value, timing, and risk. It's the same advice we'd act on with our own money, and often do.
Know the ground
Thirty years of Utah County transactions means we know the parcels, the plans, and the people. Local knowledge isn't a slogan here; it's the product.
